Why this is different

Your Home Has Two Values.
You've Only Seen One.

As a House

Retail value

Online estimates value your property as a house — bedrooms, bathrooms, comps down the street. That's the number every home-value website shows you.

As Land

Development value

Builders value it as land — lot size, zoning, how many units it supports, and what they can build there. For the right lot, this number can be significantly higher.

Under Washington's new middle-housing laws, many single-family lots near transit now allow 4–6 units. If yours is one of them, the development value can be significantly higher than the resale value — and no home-value website will ever show you that.

The report

What's Included In Your Land Development Report?

  • Estimated Development Value — what your property may be worth to a developer, not just a homebuyer
  • Zoning & Density Review — what your zoning allows today, including middle-housing eligibility
  • Builder Demand Analysis — how your property compares to what builders are actively acquiring
  • Recent Land Sales — comparable land and teardown sales near your property
  • Development Potential Assessment — unit count scenarios your lot may support
  • Highest & Best Use Review — whether your property is worth more as a home, a lot, or a multi-unit site
  • Development Risks & Considerations — critical areas, access, utilities, and other factors builders weigh

Methodology

How We Estimate Development Value

Builders work backward: what can be built on a lot, what it will sell for, and what that leaves for the land. Our analysis applies that same residual method to your property — using county parcel records, verified land and teardown sales, and the acquisition criteria active builders have on file with us.

The result is a number grounded in actual transactions and real builder demand, not an algorithm trained on house resales.

A home-value site estimates what a family would pay. We estimate what a builder would pay — a fundamentally different calculation.

That's the most common situation. Knowing your property's development value helps you plan — whether you sell next year, in five years, or never. Zoning laws in Washington have changed significantly, and many owners don't realize what their lot now allows.

Yes — anytime, free. Development value moves as zoning rules, land sales, and builder demand change. Many owners request a fresh report once a year, or before any major decision, to keep an up-to-date number on what they own.

Zillow estimates retail home value using comparable house sales. We analyze development value using zoning capacity, land sales, and builder acquisition activity. Zillow tells you what your house is worth to a family. We tell you what your property may be worth to a builder.

We track builder acquisition activity throughout the Puget Sound region and work directly with builders and developers as a licensed brokerage. That market knowledge is what makes the analysis accurate — but the report is prepared for you, and your information is never shared with anyone.
